This is a
passive-solar, heated and cooled, 2,400 square foot two-story home on twenty
acres in a pinion pine/juniper forest on the edge of the Gila National Forest.
Black Peak, at 9,022 feet ASL on the Continental Divide, is about 6 miles to the
north in the Pinos Altos Mountains, a mixed-conifer forest. This home is
completely sided with old-growth Western Red Cedar siding from British Columbia,
so that it blends into its surroundings, and has a second story cedar deck to
expand the upstairs to the outside. With some of the most breathtaking views in
all of Grant County, the Tres Hermanas Mountains and Big Hatchet Peak, 80 miles
away along the Mexican border, can be seen almost 365 days a year from an open
floor plan.
Quality materials installed by craftsmen have been used throughout the construction process by Innovative Design. Wood-cased Hurd windows with heat-mirror glazing have been used throughout, with a twelve foot Pella sliding door combination to the upstairs deck, and two eight foot Pella sliding doors open to the downstairs portico. All floors are covered with Italian ceramic tile for durability, and the custom maple cabinetry has ceramic tile countertops as well, with custom-milled maple edging. The post and beam structure, as well as the stairs and railings are Douglas Fir, with clear wood finish to accentuate the beauty of the wood. The extensive wood finish work has all been left clear, with only polyurethane to protect and bring out the wood grain.
With continuous soffit venting and a continuous ridge vent, along
with R-30 ceiling insulation, this home is extremely energy efficient throughout
the entire year. The upstairs is heated with a Fireplace Xtroidinaire
thermostatically controlled gas fireplace, surrounded by river rock, a flagstone
hearth and a custom Douglas Fir mantel. The entire downstairs and two bathrooms
have quiet and efficient hydronic baseboard heating on three separate zones.
With ten and a half foot ceilings on the lower level and a thirteen foot
cathedral ceiling upstairs, 4 Hampton Bay ceiling fans have been installed on
each level for comfort and better efficiency, all through the year. A Kohler
cast iron enameled corner sink was used in the kitchen with four-foot wide
windows on either side for views. Low profile under the cabinet fluorescent
lighting was used in the kitchen to lighten-up those work areas the extensive
recessed lighting was not adequate. There is a seven foot long center island
with a seven and a half foot long cantilevered breakfast bar. All bisque
appliances are included- a Maytag range, a Maytag Quiet Plus dishwasher with
stainless steel tub, a Whirlpool micro-hood, and a Kenmore side-by-side
refrigerator/freezer with filter for both water and ice. The master bath
includes a large custom tiled shower with dual showerheads, a one-piece water
closet, and double vanities with a dressing table joining both. A Delta high performance
boiler has been added for both domestic hot water and hydronic baseboard heating,
providing efficient and quiet heat in three different zones. Each bathroom can be adjusted
to a separate temperature with its own thermostat, as well as the entire downstairs.
