A buyer's agent will work for you as your representative. As your buyer agent, I am obligated to perform certain fiduciary duties including undivided loyalty, full disclosure, obedience, reasonable care, confidentiality, along with an accounting of all money in the agent's control. A buyer's agent cannot reveal to the seller any confidential information you disclose to him. Among the special services a buyer's agent can perform are: assisting you in determining an appropriate price for the property; helping you negotiate with the seller and/or the seller's agent; and withholding your identity if you so desire. Other requirements by law are:
- An agreement between a buyer and a buyer's agent must be in writing
- A buyer's agent must disclose his status as a buyer's agent to the seller/seller's agent
- A buyer's agent cannot make any misrepresentations of material facts about the buyer
